Sugar Land Roof Pros provides professional fascia & soffit in Sugar Land, TX for residential and commercial properties across southwest Greater Houston. The soffit is the intake side of your entire attic. Everything else on this site depends on it working, and on a large share of the houses we open it has never worked at all, not once since the day the overhang was closed in.
The failure is usually invisible from the ground. A vinyl or aluminum panel with a perforated pattern runs the length of the eave and looks entirely correct. Behind it sits solid plywood that nobody ever cut openings into, or a run of blown insulation that slumped forward over the top plate years ago and sealed the bay. Air cannot pass through either one, and the panel gets credit for a job it is not doing.
So the first thing we do is take a section down and look. Then we count. Perforated panel carries a published net free area per linear foot, and it only counts where there is a matching opening in the sheathing behind it, so we measure both and report the smaller of the two numbers to you. That smaller number is your real intake, whatever the brochure on the panel says.
Fixing it is mostly carpentry rather than roofing. Continuous slots, or a run of round plug vents, get cut into the sub-fascia or the plywood above it, rafter baffles go into every bay to hold the insulation clear of the airway, and the panel goes back with its perforations lined up over the new opening rather than over solid wood.
Fascia comes into it because that is where the rot shows. Water off an overflowing gutter, or wicking backward behind a missing gutter apron, soaks the fascia board first and then the plywood behind it. We replace the sub-fascia in full lengths rather than splicing short pieces, prime all six sides before it goes up, and only then wrap the face in aluminum trim.
The one thing we will not do is wrap rotted wood in metal so the eave looks finished. It hides the problem, it traps the moisture against the wood, and it puts a bright new surface over a board that will carry on failing behind it. If a soffit needs opening up, we open it up, and you will see what is inside it before it closes again.
Our licensed and insured team brings the right materials and equipment to every job — net free ventilating area, rafter baffles, continuous soffit intake, externally baffled ridge vent, foil-faced radiant barrier sheathing, ring-shank deck fasteners — and backs the work with a written workmanship warranty. We serve Sugar Land and nearby communities including Missouri City, Stafford, Rosenberg, Richmond.

Materials, equipment and how we do fascia & soffit
The difference between fascia & soffit that lasts and fascia & soffit that gets redone in three years is almost always preparation and materials, not the finish you see on day one. We work with net free ventilating area, rafter baffles, continuous soffit intake, externally baffled ridge vent, spec them to the job instead of to the invoice, and write the material grades into the free estimate so you know exactly what you are buying.
Every Sugar Land job runs the same way: site walk and measurements, written scope and fixed price, protection of the surrounding area, then the work itself with a daily clean-up. Years of roofing work in southwest Greater Houston means we have already met whatever your property is going to throw at us — awkward access, older construction, an HOA with opinions.

The standards behind fascia & soffit
Quality here is not a matter of opinion — it is written down. The fascia & soffit work we do in Sugar Land follows published industry standards: NRCA publishes the Roofing Manual, the industry's reference for details and slope minimums, and Asphalt Roofing Manufacturers Association sets the shingle application and ventilation guidance the warranties reference. If a contractor cannot tell you which standard a detail comes from, that is worth asking about before you sign.
Every fascia & soffit project in Sugar Land gets the same attention, whether it is a single room or a full commercial job. We show up on schedule, keep the site clean, and stand behind the work — the estimate is free and there is no pressure.
